Note that these terms and conditions are accepted during customer sign up. You must read these in detail. By signing up, making payment and moving your contents into IntaSpace, you are accepting these terms and conditions.

SELF STORAGE AGREEMENT – CONDITIONS
This Agreement sets out the terms for your temporary license to store goods in a unit ("Unit") at our facility ("Site").
1. License, Access, and Unit Use
- License to Store: We grant you a license (not a tenancy) to use the Unit solely for storage from the Commencement Date until termination.
- Access: Access is permitted only during Access Hours and only for depositing, removing, or inspecting Goods. We may change Access Hours.
- Security: You must securely lock the Unit at all times. We are not responsible for locking unlocked units. You are liable for the actions of anyone you give access to.
- Warranties on Goods: You confirm you own the Goods or have full authority to store them. You agree to protect us from any claims related to the ownership of the Goods.
- No Exclusive Possession: We may require you to move your Goods to a comparable alternative unit ("Alternative Unit") with 7 days' written notice. We will pay your approved, reasonable removal costs. If you fail to move them, we may do so as your agent and at your risk (subject to liability limits in Section 5).
- Entry to Unit: You grant us and our agents permission to enter the Unit (breaking the lock if necessary) (a)With 7 days' notice for inspection, repairs, maintenance; (b)Immediately without notice in an emergency (police, fire, court order), if we suspect prohibited goods/activity, or to prevent injury/damage.
2. Prohibited Items and Activities
- Prohibited Goods: You must not store: food/perishables (unless securely packed), living creatures, combustible/flammable goods (gas, paint, oil), firearms/explosives/weapons, chemicals/toxic/radioactive materials, anything that fumes/smells, illegal items, or compressed gases.
- Prohibited Use: You must not: (a)Use the Unit as an office or living space, or for receiving mail. (b)Create a nuisance or risk on the Site. (c)Spray paint or do mechanical work. (d)Damage the Unit, Site, or property of others. You must pay for any damage you cause.
3. Fees, Charges, and Lien
- Payment: You must pay the storage fee ("Our Fees") by the Due Date. We may change Our Fees with not less than four weeks' written notice.
- Late Payment Charges: If payment is late, you must pay: (a)An administrative charge (the greater of 10% of Our Fees or £5). (b)A £12 fee for any dishonoured cheque. (c)Interest on overdue amounts at 5% above NatWest Bank PLC base rate.
- Deposit: A Deposit is required and will be returned after termination, minus any unpaid fees, cleaning costs, or costs resulting from your breach of this Agreement.
- Lien (Right to Sell): Prompt Payment is essential. If any payment (Your Debt) is overdue, we immediately have a Lien over your Goods. We may: (a)Refuse you access to the Unit and Site. (b)Enter the Unit and remove the Goods. (c)Sell or dispose of the Goods if Your Debt is not paid.
- Sale of Goods: Before selling, we will send you notice specifying Your Debt and advising you to pay within two months. If you fail to pay, we may sell the Goods and use the proceeds to cover sale costs and Your Debt. If proceeds are insufficient, you must pay the remaining balance within seven days. If Goods cannot be reasonably or economically sold, you authorize us to destroy or dispose of them at your cost.
4. Insurance and Liability
- NO INSURANCE PROVIDED: We do not insure the Goods. Storage is at your sole risk.
- Your Insurance Obligation: You must insure your Goods for their full replacement value against "Normal Perils" (including fire, theft with forcible entry, flood, etc.) for the entire storage period.
- Liability Exclusion: We exclude all liability for loss or damage to the Goods: (a)When your payment is overdue. (b)Related to your business (e.g., consequential loss, lost profits).
- Liability Limit: Our maximum aggregate liability for any loss or damage to the Goods caused by Normal Perils (including our negligence) is limited to £50 (the normal excess on a standard household policy).
- Indemnity: You must protect us against all claims, costs, and liabilities that arise from your use of the Unit or your breach of this Agreement.
5. Termination
- Termination Date: This Agreement ends on the date specified overleaf or as terminated below.
- Notice: Either party may terminate by giving not less than 14 days' written notice.
- Immediate Termination: Either party may terminate immediately if the other commits a serious breach (e.g., your failure to pay all fees) and fails to remedy it within 30 days of written notice.
- Clearance: On termination, you must immediately remove all Goods and leave the Unit clean and tidy. If you fail to do so, we will charge you for cleaning/disposal. Goods left behind will be treated as abandoned and disposed of per Section 3 (Lien).
- Refunds: We will refund any overpaid fees (less any outstanding debts).
6. General Provisions
- Jurisdiction: This Agreement is governed by English Law.
- Assignment: You may not assign your rights or part with possession of the Unit or Goods to any other person.
- Notices: Notices must be in writing and sent to info@intaspace.co.uk
- Dispute Resolution: Before starting court proceedings (except emergencies), both parties agree to attempt informal conciliation and then Alternative Dispute Resolution (ADR) for 90 days.
PLEASE READ THE ABOVE CONDITIONS CAREFULLY AS BY ACCEPTING THE TERMS AND CONDITIONS YOU WILL BE BOUND BY THEM.
I/we consent to receiving correspondence from the facility owner by SMS to my mobile, email, post and by telephone.
I/we acknowledge that the above key points have been drawn to my/our attention and I/we have read and understood them.
I/we agree to be bound by the conditions of this Agreement.
